Mortgage Q&A: 7/1 ARM can work

DC Area Home & Living - Fri, 05/21/2010 - 08:00
I had an interesting conversation with a potential refinance client last week. He has a 30-year fixed-rate jumbo loan in the amount of $745,000 with an interest rate of 5.75 percent. He told me he is making significant extra payments on the principal in hopes of paying off the loan early and is interested in refinancing to a lower rate. I told him that because of his loan balance, I couldn't provide him with a lower 30-year fixed rate. I suggested that he consider a 7/1 adjustable-rate mortgage (ARM) with a rate that would be fixed for the first seven ...

Charting the market: Incentives spur April purchases

DC Area Home & Living - Fri, 05/21/2010 - 08:00
Spring is always the busiest time for Washington-area home sales, and this has been the busiest spring we've seen in several years. During the spring market, March sometimes emerges with the highest sales, but in some years April and May take that title. This year, April beat March by a wide margin, and I don't think May has a chance. Nearly 12,000 existing homes were sold last month in the Washington region - an increase of 26 percent over last year. Sales were up 5 percent in Virginia and rose an amazing 52 percent in Maryland. • PDF: Charting the ...

Cover story: Sales get sunny for vacation homes

DC Area Home & Living - Fri, 05/21/2010 - 08:00
Worries about a slumping economy might suggest that buying or renting a vacation home is the last thing on the minds of most consumers, yet 2009 was a good year for vacation home sales, according the National Association of Realtors. Perhaps recession fears led more families to invest in places where they could escape the news and relax a little. The National Association of Realtors 2010 Investment and Vacation Home Buyers Survey reports vacation-home sales rose by 7.9 percent in 2009, while primary residence sales rose by 7.1 percent. Statistics show vacation-home prices rose by 13 percent in 2009 after ...

Charting the market: Resales surge past new homes

DC Area Home & Living - Fri, 05/14/2010 - 08:00
Sales of new homes are lagging behind existing-home sales in the Washington region. New-home sales were down 2 percent in the first quarter compared to 2009. Existing-home sales were up 10 percent in the first quarter. Why such a big difference? At least two things come to mind. First, there are a lot of existing homes (also known as resales) from which to choose. Buyers had 35,000 resales from which to choose at the end of March. More than 10,000 resales were sold in March, compared to just 1,078 new homes. So existing-homes sales are 10 times higher than new-homes ...
